Harbor Village at Manistee Beach

Ron Schults became affiliated with the Harbor Village project in 1985, receiving an option to purchase the property from the City of Manistee, contingent upon approvals, permits, and financing. Over the next three years, under Ron’s leadership, project approvals were secured, and a joint venture was formed with DSLT Development Company of St. Clair, Michigan, to construct the project.

This 66-acre, $150 million development began construction in 1988 and has continued in multiple phases for both the marina and residential units, creating a major economic transformation driven primarily by the value of the area’s natural resources to businesses, visitors, and residents. Over approximately 10 years, the project helped downtown Manistee become a thriving destination, with property values across the community increasing an average of 220% above inflation.

The development attracted private investment, expanded the tax base, created jobs, diversified the community with a recreational tourism component, and preserved the City of Manistee’s historic Victorian design and architectural themes. The project successfully transformed a small industrial town into a vibrant waterfront resort community that exemplifies Pure Michigan.
