Located on the western end of Bermuda, Caroline Bay is a premier destination known for its natural beauty and exclusivity. With the rapid growth of global tourism and the megayacht industry, the Morgan’s Point waterfront was uniquely positioned for revitalization. Edgewater Group was engaged to deliver a comprehensive range of services, including market feasibility, planning, design, engineering, and project management for a luxury marina and yacht club.
Edgewater Group conducted a preliminary feasibility study that included high-level market analysis of marina performance across the Caribbean, South Florida, and New England. These insights were combined with a detailed evaluation of existing site conditions to guide the overall development approach.
The project scope included the design of a 500-foot pier, piling systems, seawalls, marina basin, and shoreline stabilization improvements. Integrated wave attenuation measures were incorporated to provide a protected harbor environment for both recreational vessels and large megayachts.
The marina opened in Spring 2017, aligning with the internationally recognized America’s Cup and positioning the facility on the global stage.
As part of a larger five-star waterfront development, the project also includes an 85-room The Ritz-Carlton Reserve boutique hotel and 147 condominium and single-family residential units currently under development.
The completed marina accommodates vessels ranging from 30 to 300 feet in length and offers a full suite of modern amenities, including shore power, Wi-Fi, fire protection systems, fueling facilities, pump-out services, ADA-compliant docks, and gangways designed to support both pedestrian and golf cart access.
