Compass Landing by Margaritaville
The Compass Landing by Margaritaville project will revitalize a waterfront property that was formerly home to two historic marinas destroyed by storms in 2005 and 2006. The site includes a previously dredged marina basin, protected by a wave fence, with uplands secured by a steel sheet pile seawall.
Edgewater Group conducted comprehensive fieldwork, including above- and below-water surveys such as bathymetric, topographic, marine resource, and structural assessments of the existing seawall. We performed a FEMA flood code compliance review, environmental due diligence for permitting marine structures, and identified potential grant funding opportunities. These efforts informed the development of a comprehensive Marina Feasibility and Master Plan to evaluate future marina and waterfront development options, determine the best use of the site, and provide preliminary project cost estimates.
Several conceptual marina designs were prepared, incorporating a range of shoreline protection measures, including living breakwaters (spoil islands stabilized with armor stone and populated with wetland vegetation, mangroves, and oyster reefs), construction of a new bulkhead, and riprap revetments to stabilize the existing shoreline. Following pre-application meetings with the U.S. Army Corps of Engineers and FDEP, a final design option was selected and environmental permit applications have been submitted.
The marina will feature 221 slips and support amenities in the hotel area, including a ship store, restrooms, and parking. A $1.5 million federal grant has been secured for the transient slips. The project is fully permitted, has been bid out, and is shovel-ready, with an estimated completion timeline of 12 months. The developer is currently seeking a debt or equity partner to bring the marina to fruition.
